  • 2,500 acres and approximately 2.5 miles long from Lemay Avenue to I-25
  • 85% still outside Fort Collins municipal boundaries
  • 20,000 average daily trips on East Mulberry Street

  • Vacant commercial zoning totals 45 acres
  • Redevelopment potential is significant for commercial and industrial
  • 20 acre redevelopment (NW corner of Timberline and East Mulberry Street)
  • Potential for 1,700 new housing units at full build out
  • Demand for annual new retail space of 10,000 to 20,000 sq. ft., or about 8-10% of Fort Collins market
  • Newly formed Mulberry Corridor Owners Association (MCOA)

Existing Retail Character

  • Existing community shopping center (Mulberry-Lemay Crossing: Super Wal-Mart-210,000 sq. ft., The Home Depot-100,000 sq. ft., on about 40 acres). Total project is about 350,000 sq. ft. of commercial
  • Existing interchange at East Mulberry and Interstate-25 needs additional improvements
  • Majority of land still outside City Limits but within GMA
  • Reflects mix of highway strip commercial; except for a few, new developments, the retail character is unattractive
