Commercial Air Conditioning Performance Tips
Commercial air-conditioning systems can account for more than 50% of summer electricity bills. Good maintenance and operation practices can increase efficiency and decrease utility bills.
Maintain the System
Follow the recommended maintenance schedule, whether using facility staff or an outside contractor.
- Replace filter monthly.
- Annual maintenance:
- inspect all components, including motors, belts, dampers, coils, electrical connections and condensate drains;
- adjust dampers to ensure tight seal, and clean evaporator and condenser coils;
- “comb” flattened condenser coils to make them straight;
- install tight-sealing, insulated dampers between the return and outside air ducts;
- insulate the duct system and seal duct joints with mastic; and
- balance air-handling systems so each zone receives the design air flow. Return registers should pull back as much air as is supplied.
- Have a licensed technician measure the refrigerant charge every two or three years.
A programmable thermostat can save energy and money.
Control the System Efficiently
- Set the temperature between 76-78 degrees for occupied periods and 10 degrees higher for unoccupied periods; and
- Operate the equipment only when needed. Use a programmable thermostat to cycle off the system during unoccupied periods.
