Parking requirements for residential developments#

Off-street vehicle parking requirements#

Detached House#

On lots with more than 40 feet of street frontage: 1 off-street vehicle parking space is required.

On lots with less than 40 feet of street frontage: 2 off-street vehicle parking spaces are required.

Accessory Dwelling Units#

No additional off-street parking will be required. The off-street parking required for the primary use (see Detached House, Duplex or Apartment Building) is still required.

Duplex#

Minimum number of on-site (off-street) parking spaces required is determined by the number of bedrooms per unit.

For a rowhouse with two units:

For a rowhouse with three or more units: 

No on-site parking is required. 

Manufactured Homes#

For manufactured homes in a mobile home park:

Fraternity and Sorority Houses#

Two parking spaces per every 3 beds. 

The alternative compliance provisions in Land Use Code Section 5.9.1(K)(1)(a)(II) maybe applied to this standard.

Multi-Unit#

Per Colorado House Bill 24-1304, the City of Fort Collins does not impose a minimum on-site parking requirement on new multi-unit or residential mixed-use developments. 

A developer is permitted to provide parking on-site according to market demands. 

Short-term Rentals#

Short-term primary and non-primary rentals:

One off-street parking space required for every two bedrooms rented.

Bicycle parking requirements#

Detached House#

No requirements for bicycle parking

Accessory Dwelling Units#

No requirements for bicycle parking. 

We encourage (but do not require) you to provide enough covered bike parking for the anticipated number of residents.

Duplexes#

No requirements for bicycle parking.

Bicycle parking recommended: 1 space per bedroom
